What a hotel energy management system is
A hotel energy management system (EMS — closely tied to a guest room management system, or GRMS) uses sensors and room controls to avoid heating or cooling rooms that don't need it. In an INNCOM system, the guest-room thermostats work with occupancy sensors, door switches, and the central system to hold a room at a comfortable temperature when it is occupied and let it drift toward a setback when it is not. Whether a property runs an established platform such as the E528 or the newer e7, the thermostats participate in the same energy-management logic.
How occupancy is determined
INNCOM's energy management uses combinations of in-room light sensors, motion detectors, and door contacts to determine room occupancy. In a networked system, the property management system (PMS) can also tell the thermostat whether a room is rented, so occupancy doesn't rely on sensors alone. In INNCOM's guidance, a door switch is the recommended input; a motion-detector-only setup is documented as less efficient and less guest-friendly. If a room is briefly set back by mistake, the motion detector stays active and returns the room to occupied mode as soon as movement is detected.
How the system saves energy
- Setback by occupancy: comfortable range when occupied; wider range when unoccupied or unrented.
- ecoMODE: a documented green button that lets a guest opt into a more efficient mode with one press.
- Door and window monitoring: an entry-door switch, plus monitoring of an open window or balcony, reduces energy lost to the outdoors.
- Load shedding: documented peak-demand load-shedding support.
- EMS Lite: a documented mode that temporarily turns off energy-management logic and widens the selectable temperature range.
Documented savings: INNCOM documents that a networked EMS integrated with the property management system can reduce guestroom HVAC energy usage by 25–40%, based on HVAC runtime reduction versus a traditional (ETM) thermostat mode, in hotels with average occupancy and under 500 rooms. A standalone occupancy-based EMS is documented at up to 25% reduction in guestroom energy use. Actual results depend on the property, configuration, occupancy, and room count.
Components of an INNCOM EMS
- Thermostats: the wired and wireless INNCOM thermostats (E528, e7, e7-W, E527, E529) and the MODEVA room-control interface.
- Relay/controller modules: units that switch the HVAC equipment — for example the X47 (five relay outputs) and the X05/X06 relay families. INNCOM documents the X47 as a backward-compatible replacement for the older X07.
- Sensors and contacts: wired and wireless motion detectors and magnetic door/window switches, plus a remote temperature/humidity probe option.
- RF transceivers and networking: low-power RF transceivers for wireless devices and the edge routers that carry data to the central server.
- Lock interface (CELS): a documented interface where a compatible electronic lock supplies the door-position signal, so a separate door magnetic switch may not be needed.
Standalone vs networked
- Standalone EMS: the thermostat runs its energy-management logic locally using the devices wired to it; no central computer.
- Networked EMS: the thermostat connects to a central INNCOM server. Occupancy, alarms, and runtime data are reported; rental status can be supplied by the PMS.
